ProperTea

Terms of use

Last updated: 12 October 2026

These terms govern the use of ProperTea ("ProperTea", "the service", "we"). By signing in as a property manager, submitting a report as a tenant, or opening a work-order link as a service provider, you agree to them. If you do not agree, do not use the service.

1. What ProperTea is, and what it is not

ProperTea is a management and messaging tool for property maintenance. It lets tenants report a problem with photos, sorts reports with the help of automated analysis, passes work orders from a property manager to service providers the manager chooses, and records when a job is reported done and confirmed.

ProperTea is not a contractor, repair service, engineer, inspector, insurer or emergency service. We do not perform, supervise, inspect or guarantee any repair or maintenance work. We do not employ, vet, recommend or stand behind any service provider.

Every decision about a property remains with the people responsible for it: whether a repair is needed, who performs it, how, when and at whose expense.

2. No responsibility for the quality or outcome of work

ProperTea is not responsible or liable for the quality, safety, timeliness, legality, completeness or result of any work carried out in connection with the service, whether by a service provider, a property manager, a tenant or anyone else. This includes work that follows a work order, a parts list, a suggested cause or guidance generated by the service.

Any agreement for work is solely between the property manager (or owner) and the service provider. ProperTea is not a party to it and is not responsible for payment, warranties, licences, insurance, damage, injury or disputes arising from it.

A ticket marked "done", "confirmed" or "resolved" records only what users reported in the service. It is not a certification that work was performed or performed properly.

3. Automated analysis and guidance

The service uses artificial intelligence to analyse photos and descriptions and to suggest a likely cause, an urgency level, a route, a parts list and, where the property manager has allowed it, simple steps a tenant may try.

This output is general information generated automatically from limited input. It may be wrong, incomplete or unsuitable for the actual situation. It is not professional advice and is not a substitute for inspection by a qualified person.

Anyone who chooses to follow guidance from the service does so at their own judgement and risk. Stop and contact a qualified professional if anything seems unsafe, unclear or beyond your ability. Never work on gas, mains electricity, structural elements or at height on the basis of guidance from the service.

4. Emergencies

ProperTea is not an emergency service and is not monitored in real time. Notifications may be delayed or may not arrive. In any situation involving danger to life, health or property, such as a gas smell, fire, flooding or electrical hazard, contact the emergency services and the relevant utility first.

5. Property managers

You sign in with a Google account and are responsible for activity under it. You must be authorised to manage the properties you add and to share tenant reports with the service providers you choose.

You decide which fixes tenants may be guided through, review each report as you see fit, and choose whether and to whom to send a work order. You are responsible for those choices, for the service providers you engage, and for meeting your legal duties as a landlord or manager.

You are responsible for informing your tenants that reports made through your unit links, including photos, names and phone numbers, are processed by ProperTea and may be shared with service providers you select.

6. Tenants

You may use a unit link only for the unit it was given to you for, and only to report genuine maintenance problems. Do not include photos of people, documents or anything unrelated to the problem.

Your report, including your name, phone number and photos, is shared with the property manager of the unit and may be shared with a service provider they choose. Anyone holding the unit's link or QR code can see the list of that unit's recent reports.

The property manager, not ProperTea, decides how and when your report is handled.

7. Service providers

A work-order link gives you access to a tenant's report, photos and contact details for the sole purpose of carrying out that job. Do not use them for anything else or pass them on.

You act independently and on your own responsibility. You are responsible for your work, your tools, your licences and insurance, and for complying with the law.

8. Acceptable use

Do not use the service unlawfully, to harass anyone, to submit false reports, to upload harmful or unlawful content, to attempt to access data that is not yours, or to disrupt or overload the service.

We may suspend or end access for anyone who breaks these terms.

9. Fees

The service is currently offered without charge. We may introduce fees in the future. Any fee will be presented clearly before it applies, and you will be able to decline it and stop using the paid part of the service.

10. Availability and changes

The service is provided "as is" and "as available". We do not promise that it will be uninterrupted, error-free or suitable for a particular purpose, that reports or notifications will always be delivered, or that data will never be lost. Keep your own records of anything important.

We may change, suspend or discontinue any part of the service.

11. Limitation of liability

To the fullest extent permitted by law, ProperTea, its operator and anyone acting on its behalf are not liable for any indirect, incidental, special or consequential damage, or for loss of income, data or reputation, arising from the use of or inability to use the service.

Without limiting the above, we are not liable for damage to property, personal injury or any other loss arising from maintenance or repair work, from following or not following guidance generated by the service, from the acts or omissions of any user or service provider, or from a report or notification that was delayed, misrouted or not delivered.

Where liability cannot be excluded by law, it is limited to the amount you paid to ProperTea for the service in the three months before the event giving rise to the claim.

12. Indemnity

If a claim is brought against ProperTea because of your use of the service, work you arranged or performed, content you submitted or your breach of these terms, you agree to compensate ProperTea for the resulting loss and reasonable costs.

13. Closing an account

A property manager can close their account at any time from the Settings page. Closing an account permanently deletes the account, its properties, units, service-provider list, tickets and photos, as described in the privacy policy.

14. Changes to these terms

We may update these terms. The date at the top shows the latest version. Continuing to use the service after a change means you accept the updated terms.

15. Governing law

These terms are governed by the laws of the State of Israel. The competent courts in the Tel Aviv district have exclusive jurisdiction over any dispute relating to them.
